Element 47 (Pinnacle Station) Site Submittal

Recently, the Spanos Corporation submitted the following partial site planning documents to the City Planning Department for review. They provided an initial presentation to the Land Use Committee in June and will also be presenting at the July General Membership Meeting.

Current Land Use Committee Voting Members

As of April, here are the current Land Use Committee voting members for 2009, based on attendance of at least 2 meetings from January through March 2009.  Per the JPUN by-laws for the standing committee, new interested members may be voted in once they reach a 50% attendance level. Meetings occur the 3rd Thursday of every month at the Zocalo Conference Rooms and is open to the public.  Anyone who wants to know more about the construction projects in the neighborhood is always welcome to participate.

Land Use Committee Support for Spanos Project

This letter was presented to Lex Economou at Spanos last month and acknowledges support from the Land Use Committee for only the most recent redesign of the Pinnacle Station project, now known as Element 47.  The LUC recognizes the changes that have finally been made resulting from the past few years of intense struggles and is encouraged by the increased level of interaction and interest that Spanos has shown in the Jefferson Park neighborhood.  The LUC will have continued communications with Lex as the project progresses.

La Loma Site Development Graphics

Here are the current La Loma site development drawings from the Brinkerhoffs as presented to the Land Use Committee and the General Membership.  Note that this document will be attached to the final JPUN Developers Agreement as Exhibit ‘A’ when the Brinkerhoffs submit to the City of Denver for rezoning.

Brinkerhoff Protest of Alcott Vacation

The following graphics were presented to the Land Use Committee by Jim Brinkerhoff at the February LUC meeting. It will be presented to the City of Denver as a protest against the vacation of Alcott by the Allied Realty Development. The Brinkerhoffs, owners of the La Loma site, argue that possible traffic grid problems could occur at 26 and Alcott if the vacation is allowed to happen. The LUC has inquired with the City of Denver’s Traffic Engineer and the decision will be based solely on technical merits and criteria.
